All of our condos are either 1 bedroom/1 bathroom or 2bedrooms/2bathrooms, and are either ground or 2nd floor units with screened-in Patios on the ground floor. Most ground floor units are also ceramic tile throughout. Some of our units include a sofa bed to accomodate 5-6 people, and we also have some units with a Queen bed in each bedroom--ideal for two couples.

Guests will enjoy these luxury vacation condos and being able to prepare your own meals with full kitchens, kitchenware, and appliances, washer/dryers, linens, cable, Free local phone calls, free parking, close to our Heated pool, and complete privacy with the feeling of being safe and secure with 24-hour gated security at all times. High speed internet is available at $20.00/week or $40.00/month

Amenities include: 18 hole golf course at reduced rates for our guests, lighted tennis courts, clubhouse activities with restaurant and lounge, fitness room, 2 pools (1 heated), shuffleboard, basketball courts, playground for children, jogging paths, 24 hour gated security, 1 mile to all shopping areas and restaurants, 10 minute drive to the airport, and much more.

We are ideally located only 10 minutes to the airport, 15 minutes to Universal Studios, 25-30 minutes to Sea World and Disney, 45 minutes to Cocoa Beach, a 1 hour drive to Daytona Beach, and only 1- 1/2 hour drive to famous Busch Gardens in Tampa. And do not forget to possibly enjoy St.Augustine with its fantastic history, culture, and beaches--also at only a 1- 1/2 hour drive away.

**Monthly Rates are based on a 4-week cycle (28 days) **Add 12.5% Resort Tax to all Rates under 6 months' rental **Ask about 10-20% discount on rates for vacancies less than 30 days of arrival time **There are NO Hidden Fees/NO Cleaning Fees! We honor MasterCard & Visa credit cards --- however, due to continued increases upon us from the credit card industry, and to keep our rates reasonable, we must now add 3% to all charges made by credit card on any transaction above $1500.00---no charges on Security Deposits. For those who smoke, please do so on the patio only. Sorry, no pets. There is a $150.00 Security deposit needed to reserve a condo ($100.00 for multiple units). This deposit is fully refundable, and will be credited to your credit card or check sent to you (if paid by check) within 15 days after your departure time. Cancellation Policy: Should you decide to cancel your reservation before full payment is made, the following charges will apply to your deposit: 61 days or over before arrival----------------------------$50.00 31 to 60 days before arrival------------------------------$100.00 1 to 30 days before arrival-------------------------------$150.00 As a courtesy, we will apply any charges made to your deposit as a credit toward any future rental you do with us up to a one year maximum from the time rental was cancelled. Should you decide to cancel after payment has been made (which is due 30 days prior to arrival time), you shall be liable for that amount paid, unless we are able to find a suitable tenant for that period of time.
